If there is an emergency such as a “major” plumbing issue, flooding, heating or air conditioning malfunction or electrical failure, please call the Chase Pacific office emergency line immediately at 858-922-3722. If there is an emergency that threatens health and safety such as fire, vandalism, theft, excessive noise, drugs, illegal activity, or other disturbance, please call 911 immediately, not the Chase Pacific emergency line.

TENANCY RESPONSIBILITIES AND TERMS

LEASE AGREEMENT:  Tenants should carefully read all parts of the lease agreement, which they have signed with Chase Pacific as the agent for the property owner.  It is a legal document and is binding on all parties who have signed it.  Chase Pacific, the property manager, has no authority to deviate from this contract.

RENT:  Rental payments must be received in the Chase Pacific office on the first day of each month. If rent is not received by 5:00 pm on the 5th day of the month, late charges will be added to the balance due for that month. Late charges equal 10% of the rent amount. Payments should be sent to:

HOA:  If the rental unit has a Homeowners Association, each tenant and their guests are required to comply with applicable CCR’s and Rules & Regulations.  Most HOA’s impose fines if any violations occur.  The tenant is responsible for payment of any fines which pertain to their own or their guests’ misconduct.

VACANCIES:  Should you choose to vacate a rental property, submit a written and dated Notice to Vacate (form can be downloaded from this website under “Forms”) 30 days prior to the planned date of vacating. Chase Pacific cannot accept a 30-day notice over the telephone or in person verbally; it must be in writing by e-mail, fax, or letter.  Tenants are responsible for all rents due through the end of the lease or through 30 days after receipt of the notice, whichever is later.  Please note that the 30 days begins when written notice is received in the Chase Pacific office, 9:00 am – 5:00 pm, Monday through Friday only.  Notices are not accepted on weekends and holidays. 

MAINTENANCE

MAINTENANCE REQUESTS:  If there is a repair required in the rental property, call the Chase Pacific office or complete an on-line Maintenance Request Form (form can be downloaded from this website under "Forms") and fax it to the office (FAX 858-271-8863).  Chase Pacific will contact an approved vendor to assess the problem and if necessary, perform the required work.  Tenants will not be reimbursed for any maintenance/repair costs that are arranged without coordination and approval of Chase Pacific. Should a repair be required that is tenant caused, Chase Pacific will contact the appropriate vendor to perform the work, however the payment for the repair will be the tenant’s responsibility.

FORCED AIR FILTERS:  During the term of the lease the tenant will be required to take care of and perform normal maintenance on the property and its equipment.  If the home has forced air heat and/or air conditioning, the unit contains air filters.  It is the tenant’s responsibility to keep these filters clean.  They must be removed and cleaned or replaced at the beginning of the summer and winter seasons. 

SMOKE DETECTORS:  The rental unit has been equipped with operational smoke detectors for the safety of each resident of the rental property.  It is the responsibility of the tenant to test the detectors monthly and to replace the batteries in each smoke detector twice per year.

YARD CARE:  In most cases, the tenant is responsible for regular yard maintenance such as mowing, weeding, fertilizing and watering and any associated costs.

DRAIN CARE:  Please keep your drains free of grease, hair, lint, food which can cause a clog.  It is necessary for the tenant to flush out all drains occasionally with a good chemical drain cleaner.  Please place sanitary products in the trash and do not flush them in the toilet. Please prewash food from dishes prior to placing them in the dishwasher. The owner will pay only for stoppages that are caused by faulty construction, such as mortar or stones in the sewer or by tree roots. The owner will not be responsible for stoppages which are tenant caused.

LEAKS:  Report any and all leaks immediately in order to preclude the situation from worsening.
