What to Expect Before Renting Out Your Home

Once you’ve decided to rent out the property and leave it in the capable and experienced hands of our property managers, what can you expect? 

The good news is this: there’s not much hands-on work for you to do. As your management partners, we will take care of nearly every detail, leaving you free to manage your deployment and focus on the work at hand. 

We manage the day-to-day, the tenant communication, and the maintenance, but we want to make sure you’re prepared, informed, and in alignment with all of our plans for your property. 

Here’s what the process will look like in the early days of renting out your property.  

  • We’ll evaluate your home. Before we rent your property, we’ll evaluate what we’re working with. To help you earn the most money and attract the best tenants, we may have a few recommended changes and cosmetic updates. If your property is in good condition already, there won’t be much to do. Maybe some fresh paint and upgraded fixtures. We want your home to stand out on the rental market and bring in as much rent as possible. 
  • We’ll price your property. Pricing is a big part of attracting the right tenants and enjoying a profitable rental experience while you’re deployed. As property managers, we collect a lot of data and analytics on the local rental market. We know your competition, we know where prices are landing, and we know what tenants are demanding. We’ll be able to recommend a price point that’s accurate, competitive, and profitable. 
  • We’ll find and place a tenant. After you’ve deployed and the property is vacant, we begin the search for great tenants. This includes a creative listing with fantastic photos of your property and a detailed description. We’ll share that listing on social sites, rental platforms, and our own website. Expect us to schedule showings, respond to questions, and collect applications. We screen tenants carefully and in compliance with all California laws. 

This is the leasing process, and we’ll let you know when we have a tenant approved, when that tenant will move in, and when the lease is executed. 

What to Expect During the Tenancy

Once we have a tenant in place, you can count on regular updates and ongoing communication, thanks to an owner portal that’s provided for you online. It doesn’t matter where in the world you are; you’ll always have the most updated information available.

You can expect us to: 

  • Take care of the entire tenant relationship. We’ll be the first point of contact for tenants, and we’ll hold them accountable to the lease agreement and resolve any of their concerns or conflicts. We’ll conduct a move-in inspection to document the condition of your property and we’ll be the ones responding to any emergencies or maintenance needs.
  • Pay you rent on time. The same online portal that provides you with the information you need also collects rent automatically from tenants. This is secure and convenient for residents. Expect your deposits to be made electronically, with corresponding financial statements.
  • Protect your property. We are preventative when it comes to maintaining your home. Emergencies are few because we’re proactive in responding to minor and routine maintenance requests. 

You can also expect transparent and open communication. We’re always here to talk through any of your concerns while you’re away from your property. Our communication will be structured according to what you need. Some of our deployed owners like frequent updates and others don’t want to be bothered unless there’s a big decision to be made or money to be spent. We respect that preference.

We will protect the value and condition of your property once you leave it in our experienced hands. Whether you’re coming back or not, you’ll earn money in both the short term and the long term when you rent out the home you own.
